          A PGT room Built by AASAP here in Austin Tx in the Spicewood area. The room consists of a 3" insulated roof panel which is very thermally efficient. A 3' wall system with a Cabana Door complete with Dead Bolt Lock. The sliding windows are a combination of high impact vinyl and screen. Sliders are light and easy to remove and replace unlike Glass. Thus, the room is easy to modify. You can slide the  locking vinyl  window panels slide open easily allowing a half screen ventilation or remove them completely allowing for full screen room ventilation.  Then replace them in the cold months to have a cozy warm space to enjoy. We also wired and installed a ceiling fan with light kit for enhanced enjoyment. The PGT rooms are much more economical and can be adjusted to meet your seasonal need than a glass room.

          This is a 10'  wide addition to a 3" insulated Patio Cover we just completed on 4/3/26 in Georgetown Tx. You can clearly see the original vs new concrete placement. 3" insulated covers in most cases are easy to add onto. The 3" insulated is a very affordable option to wooden stick frame projects requiring much less material.

          Below are pictures of a Screen Enclosure completed in Jan 2026. But first a description of our work.. Whenever the existing structur allows which is 95% of the time AASAP prefers to install 2"x3" screen extrusions. They are more commercial grade. They also allow us to hide all fasteners (screws) for a super clean and aesthetically pleasing appearance. We achieve this by using lattice plugs to cleanly cover the screw penetrations as you will see in one of the photos below. The screen we use is a 17x14 pool and patio mesh. You can learn more at super-screen.com. We have found this screen to be the best for patio installation, The 15x12 super pet guard is also available. The 17x14 is perfect for keeping the bugs out but letting the breeze through. The pictures below will show 17x14 screen above the horizontal chair rail located 32" above the floor and below the rail we installed the 15x12 pet guard.The perfect breeze screen door comes complete with all hardware including a latch lock. You will also see no screws around the door. We remain very proud of our installs and treat your project with the same focus on quality as if we were installing on our own home. This enclosure was completed in 1 day.

          First we remove all the old shingles and underlayment. Old Static vents, Ridge vents, Pipe flashings etc. We check for rotted wood and or decking and replace as necessary. prepare roof surface and install new Synthetic Underlayment. (No Longer using the old Black Tar Paper). We then Install a rubberized Material known as "Ice and Water Shield" in all valleys and around all roof penetrations. We replace all valley metal and add a 2"x2" painted metal drip edge. The starter strips are then installed. Now properly prepped the shingling process begins. Vents are re-installed. Old rubber pipe flashings are upgraded to lifetime lead flashings, vents are replaced with new vents. we walk the roof and reseal all visible nail fasteners and blow off the roof. Blow out the gutters and cut limbs back if too close to the new shingles. We remove the ground tarps, and magnet sweep the house perimeter for nails. Many average size homes can be completed in 1 day.
